Increase limit transfer tax for starters

If you transfer your property in 2022 and you bought a property till € 400.000, and your age is between the 18 and 35 years, you are exempted from property transfer tax. This is going to change for a first-time home buyer in 2023. From January 2023 the Dutch government will raise the limit to € 440.000 which means the Dutch government increases the limit with € 40.000. It could give a lot of opportunities for a first-time home buyer purchasing a property in the Netherlands to pay less buyers costs.

Decrease limit tax free gift

In the current situation when the home buyers up to 40 years in age were able to receive a one-off tax free gift up to € 106.671. In 2023 this limit will decrease to € 28.947. The Dutch government has decided to change this to allow for a more equal playing field between home buyers with wealthy or not so wealthy parents. For gifts over this limit the tax will be at least 10% over that part.

Increase limit NHG mortgage

The limit for NHG will increase with € 50.000. NHG stands for the Dutch National Mortgage Guarantee foundation. Now you can apply for a NHG mortgage if the property is purchased up to € 355.000. In 2023 to make it more attractive the limit will increase to € 405.000. If you want to make your home more sustainable the limit is even 6% higher to € 429.300.
